How to Sell Your Land

What's the best way to sell my land?  I get that question a lot.  Here are 5 tips for selling your land.  

1.  Hire a Realtree Land Pro and Land Specialist to Market Your Property for Best Results

2.  Pricing Your Land

Find out how much your land may be worth before setting a price.  This is another advantage of having a Realtree Land Pro involved.  Part of determining the value of a property is to determine its highest and best use.  Is the land best suited for Residential or Commercial?  Is the property best suited for a Timberland Property or Hunting Property, or both?  Does the property offer water frontage or pasture land?  The answers to these questions can greatly impact a property's value.  Also, it's important to compare your property with others that have already sold in the area.  Pricing your land correctly is very important and will allow the property to sell quicker and at a better price.  

3.  Consider Offering Owner Financing

Offering owner financing will attract more buyers since they won't have to go through the process of getting a loan from a bank to purchase the property.  And... quite often you can set a higher asking price.  However, this means that you will not get the full purchase price for your land up front.  Instead, you'll create a payment agreement with a buyer.  They will make regular payments on a pre-determined schedule until the property is paid in full.  If a buyer fails to make the payments, you can file a contract forfeiture.  A buyer then loses any claim to the land and any money that they already paid to you, the seller.  

4.  Hire a Real Estate Attorney to Close the Sale

Hiring an attorney to help you through the closing process is a wise choice for any real estate transaction.  They can help to ensure that everything is in order for the sale.  They will be available to answer any legal questions that you may have and will protect your interests throughout the closing process.  We have a long list of local attorneys that will do a great job for you.

5.  Accept an Offer When You're Happy With It

Lastly, if you get an offer and it's close to what you want for the property consider taking it.  Keep in mind that often the first offer you get will likely be the best one.  I've found that most sellers, when given an offer early, will want to wait for a better offer to come in.  Quite often, that better offer never comes.  If you're happy with the offer and its close to what you want... consider taking it!
